This includes managing our design and technical expertise, suppliers, labours, machinery and facilities, transport, client communications & expectations, project scope and other external factors such as regulations.

Each of our designs has a price which covers all costs associated with obtaining the building permits from government authorities, preparing the building site up to complete finishing. This includes the structure, roofing, plumbing, sewage, electrical, interior finishes from light switches, faucets, cabinets to painting and tiled flooring. All doors and windows are included. We provide a comprehensive list of included features.

Built in furnishing only. Furnishings such as Cabinets, Countertops, Closets and Shelves are included when listed among the features list provided.

Furniture such as beds, seating and appliances are not included. Payments to utility providers such as TANESCO or the water supply and sewage company are not included in the costs.

We offer a range of project financing options to suite your specific needs. Projects may be broken down into small bite sized phases for each client. On the finalize stage of our process we will present the options available.

Yes, we accept payment in Tanzania Shillings (TZS), US Dollars (USD) and British Pounds (GBP) subject to the prevailing exchange rates.

With Regime Projects you may make as many changes as you want with no fees or obligations. Change room sizes, add or remove walls, windows. The number of changes is limited only by your desires. We are here to make sure your home is truly your own. Ensuring every detail has been looked at and priced before work is to begin makes the process run that much smoother.

By staring from a Regime Projects plan, the design and costing meetings are free. However, starting from your own design we offer an initial project cost estimate for a fee of TZS 50,000 delivered within 2 working days, this includes the total estimated cost and build time each follow up estimate by the same client shall cost 40,000. To receive the complete price breakdown with features list, it would cost 5% of the project cost. All costs paid shall be deducted from the construction cost when you choose to begin building.

Yes, our partnered architects will be happy to sit with you. For a flat fee of 1,800,000 for all home build projects you will receive complete designs, costs and project timeline. When ready to begin building, this value shall be deducted from project costs.

Each house has a unique process depending on the nature of the location and the features included. However, the basic steps are Site Preparation, Foundations, Walls and Roofing, Pipes and Wires with Fixtures, Flooring and Finishes coming at the end. Learn further on Our Build Process Page

The time taken to build the home depends on the size, location and availability of funds. Each of our designs shows the estimated build time, this refers to the time from excavating the foundations to completing our finishing works. It does not include time taken to obtain building permits or connecting to water and electricity utility providers as that is out of our operational control.

• Yes, The prices displayed are guaranteed for a relatively flat area of land located in Dar es Salaam or the neighboring regions. If your site is outside of this area, the price may fall or rise subject to material we shall have to source locally and transport. However, be confident that the price displayed provides you a good starting point in your decision making. After our visit and design meetings you shall receive the price for your specific location.

• Should the slope or nature of the land prove an obstacle, we shall equally discuss the necessary costs associated with the unique requirements of your foundation.

All our complete home build projects come with a FREE one-year maintenance plan. This involves maintaining at our expense, the look and function of all components done by us. We do offer an option to extend the plan after the one-year period. Modifications done without Regime involvement would serve to void this agreement.
